How Much Does It Cost to Build a House? Wrong Question — Here's What Matters More

It's a fair question. It's also the wrong one.

You'll spend a full afternoon in a tile showroom, seriously considering a sheet of Picasso tiles at $21 a square foot. You'll stress over cabinet hardware and argue about bathroom fixtures. A contractor, meanwhile, is picking the water pipe that will run behind those tiles for the next five decades. In most cases, nobody on the homeowner side has any idea what they chose or why.

I do. Because that pipe shows up on my procurement reports.

And the gap between the cheap option and the right option is usually a rounding error. The gap between what each one costs to repair is not.

The Line Item Nobody Inspects

PEX pipe is a small line item in a new build. For a typical house, the total plumbing pipe cost might be $1,500 to $3,000, depending on whether you're doing standard potable water, radiant floor heating, or both. On a $600,000 project, that's about half of one percent of the total.

1. The standard. Quality PEX pipe is certified to ASTM F876 and F877, which cover dimensional and performance requirements. 2. The manufacturing method. PEX pipe is made in a few variants—PEX-a, PEX-b, and PEX-c—and they're not interchangeable. 3. The oxygen barrier. If the pipe is going into a radiant heating loop, it needs an oxygen barrier layer to prevent air from corroding the metal components in the circulation system. It looks minor on paper, but it determines whether the system lasts 15 years or 50.

4. The system approach. A spec sheet doesn't just list technical specs; it tells you who's standing behind the product. That was the last time I let "cheaper" mean anything in a procurement conversation. Since then, every major material submittal gets evaluated on total cost, not unit price. And every submittal gets reviewed against its spec sheet before it's approved.

How We Evaluate a PEX System Before Approving It

After that failure, I built a checklist. It's not fancy, and it's saved us from repeating the same mistake more times than I'd like to admit.

First, ask for the spec sheet in writing. Don't accept "it's the same as what you already approved" from anyone. I work in Massachusetts, where you're as likely to see a Boston scally cap as a hard hat on a jobsite. The guys wearing them have been building houses since before I was born, and they mean well. But meaning well isn't the same as having the documentation.

Third, verify the oxygen barrier if you're doing radiant heating. A pipe without one will slowly let air into the loop, and that air will chew through your circulator pump and boiler components from the inside.

You don't need to become a PEX expert to do any of this. You need to ask your builder to show you the spec sheet for the pipe they plan to install, then ask what happens if the product doesn't match the spec. A confident builder will answer both questions without hesitation.

So What Does It Actually Cost to Build a House?

The honest answer is that the number matters less than the decisions behind it. A $500,000 house with a well-documented PEX system and a reliable installation will cost you less over 30 years than the same house with a $480,000 sticker price and an invisible gamble in the walls.

If the budget is tight, cut the visible upgrades first. The tile can always be swapped out in five years. The pipe behind that tile? Not so much.

One last note: the figures I've mentioned were accurate for our regional market as of early 2025. Resin and copper prices move fast, so verify current pricing before locking in your budget. And if someone tries to tell you their pipe is "the standard," ask to see the spec sheet. A real standard doesn't mind being looked at.
